Project Manager

Reports To: Executive Vice President, Operations Manager
Supervises: All the components of a project including Subcontractors, Vendors, Project Assistants and Project Engineers
Description:

Responsible for providing leadership, planning, organization, direction and control of an individual project to meet the operational goals of SR Construction in accordance with the “expectations” as defined for this position.  Responsible for the efficient delivery of the “SR Built” process without sacrificing the company’s commitment to quality, integrity and profits consistent with the objectives of SR Construction.  The Project Manager must instill a sense of urgency, teamwork, commitment, enthusiasm and passion in all project participants necessary to “manage the process”.

Duties:

  • Estimate the project - get proper coverage, set up the budgets, VE (if necessary)
  • Bid, create and issue subcontracts
  • Manage the schedule with Project Superintendent
  • Update and coordinate changes with the owner
  • Issue change orders (if applicable) track changes (AI log)
  • Update and manage the budget
  • Review the GC’s with Project Superintendent at least monthly
  • Manage submittals, RFI’s, warranties and all other required processes
  • Maintain client communication and satisfaction in a timely manner
  • Process and manage subcontractor pay requests
  • Closeout the project financially and update accounting
  • Complete punch list
  • Manage the closeout items to provide Owner with complete closeout manuals
  • Keep supervisor informed – No surprises
  • Other roles as assigned by supervisor
  • Develop and expand historical cost data
Accountability/Responsibility:

  • The PM is responsible for the successful completion of the project including quality assurance, financial performance and Owner satisfaction. Complete oversight with responsibility and accountability for the project, including assigned company personnel, is imperative.
